Matt leads acquisitions across the Hartley portfolio, with a particular focus on the 1031 exchange platform — helping property owners navigate tax-deferred exchanges into self-storage and other Hartley vehicles.

Kim Smith

CFO

Kim oversees $40M+ in assets across the Hartley portfolio, managing investor relations, capital allocation, and portfolio performance. She brings a disciplined, data-driven approach to every investment decision.

Ryan Berg

Director of Development

Licensed civil engineer with deep experience in ground-up development. Ryan oversees site selection, entitlement, and construction across the Hartley portfolio. He has delivered over 400 residential units and multiple commercial projects.

Hartley works with outside securities counsel, tax counsel, and a third-party fund administrator. The operation runs on institutional infrastructure — not solo bookkeeping.

Why we built this

Self-storage has been one of the most consistent real estate asset classes of the last two decades. We've been operating in it long enough to know what makes a deal work — and what kills one.

Hartley Fund Group runs two SEC-qualified Regulation A+ Tier 2 funds and a separate 1031 exchange platform. We underwrite conservatively: NAV is held at cost during construction, revaluation triggers at stabilization, not by optimism. We don't promise returns we can't model.

The structure is simple. The deals are real. That's the whole thing.
